SEQUIM — Public hearings on two large subdivisions — both within the Roosevelt elk habitat area on Sequim’s east side — are on the city Planning Commission’s agenda next week.
Together, the developments would cover 30.4 acres and consist of 157 residential lots, as well as space for commercial buildings.
The proposed projects are:
* Fair Weather subdivision, proposed by GLC Homes, would build 45 duplexes and set aside 2.5 acres for commercial use on the south side of West Sequim Bay Road east of the intersection with North Rhodefer Road. The total project size is 16.4 acres.
* SCA Consulting Group’s plan for 39 single-family homes, 14 duplexes and five commercial parcels with 49,000 square feet of building space on 14 acres at the southwest corner of the East Washington Street and Rhodefer Road intersection.
The Fair Weather project is aimed at providing affordable housing for low- and middle-income residents, according to planning department documents.
Road widening
A traffic study on the project found that its impact on West Sequim Bay Road will be “negligible.” The recommendation, however, is to widen the road so that it matches the road width in front of the neighboring Elk Loop subdivision.
The SCA project should include improvements to Rhodefer Road, according to planning documents.
Clallam Transit System has also requested a new eastbound bus stop on East Washington Street, “given the likelihood of increased traffic demand to this location.”
